Post-construction cleaning is a different job from routine window cleaning. The residue types are different (adhesives, silicone, overspray, drywall dust), the tools are different (scrapers, solvents, HEPA vacuum), and the risk profile is different (tempered glass, permanent etching from wrong chemicals).
It costs more because it takes longer and carries more liability. Every job comes with a walkthrough at the end — we don’t hand off to the GC or homeowner until they’ve seen the finished work and signed off.

How we reach the panes a ladder can't.

Scaffold tower built inside a vaulted great room to reach the 20-foot windows face-to-face. A lift wasn't an option — the tile floors couldn't take that kind of weight and it would've cracked them — so we set the tower up on floor protection instead. We had to be right up on the glass to get the adhesive residue and drywall mortar off at that height, and with each window taking anywhere from 30 to 60 minutes to clean, it just didn't make sense to put someone on a 25-foot ladder and have them working up there for 45 minutes to an hour at a time.

Scaffolding assembled on a 90° staircase turn. The window runs 20 feet up the vertical of the stair well — you can't reach that from either landing, and no ladder sits stable on stairs. Scaffold legs get shimmed to the risers so the platform stays level while I work face-to-face with the glass at the top.

Look at the reflection — that's me in the basket of a 50-foot telescoping boom lift, 20 feet up and 50 feet out over a swimming pool. No walkable surface below, no anchor point for a ladder. Boom lifts extend where nothing else reaches, and the operator sits squeegee-close to the glass the whole time.

We clean pane by pane
Scraping is deliberate and glass-specific — we test-scrape a small area first, especially on any pane that might be tempered. Then it's a full clean of every pane, sill, track, and frame.

Walkthrough with the GC or owner
We walk the finished work with whoever's signing off, note anything that needs a second pass, and handle it before we leave.

Common questions.

Why does post-construction cost more than routine cleaning?
Two reasons. First — the work takes 2 to 4 times longer per pane. Overspray and adhesive residue need scraping; drywall dust settles into every seam. Second — the scraper work carries risk, so we use senior operators and better tools for it.

What about tempered glass?
Tempered glass can be scratched by scrapers because manufacturing leaves microscopic surface fragments that grab the blade. We inspect every pane for a tempered stamp before we scrape. If a pane is tempered and has heavy residue, we switch to non-scraper methods — solvent plus a soft pad — which take longer but won't scratch.

Can you scrape every pane?
No — scraping is a case-by-case call. Some residue lifts fine with a scraper and no risk. Some residue is bonded to the glass in a way that would risk etching, and we won't scrape it. If a pane can't be fully restored, we tell you before we start and note it on the walkthrough.

What if there's damage you can't remove?
We'll tell you before we start. Pre-existing scratches, deep etching from acid overspray, or damage from another trade's stray tool aren't cleanable — but we document them so nobody blames the cleaning crew.

Do you also clean tracks and sills?
Yes — tracks and sills are part of the post-construction scope. Construction dust settles into every crevice and it's inside the tracks as much as it is on the glass.

How far in advance should we book?
Give us as much notice as you can. The more lead time we have, the easier it is to fit the cleaning in cleanly around whatever else is happening on-site.
